- The General Warranty Deed
This kind of deed provides the highest level of protection for the buyer as it promises that the grantor/seller owns or has the legal right to sell a property And the fact that it is free and clear of any debts. These include significant covenants or warranties conveyed by the granted to the grantee.
- The Special Warranty Deed
In this kind of deed, the grantor just conveys the property along with two warranties – the grantor holds the title to the property and that the property wasn’t encumbered during the grantors period of ownership. A special warranty does not provide as much protection to the buyer as it doesn’t guarantee any encumbrance before the granted took ownership of the property.
- The Quitclaim Deed
This kind of deed provides the least protection for the buyer and also has very limited uses as it just transfers any interest that the grantor might have in the property. It, in no way, guarantees that the grantor has any interest to convey nor does it make any warranties against lien or encumbrances.
